Selling a home

Know what you'll walk away with.

A realistic price from recent local sales, an honest view of what the house needs, and an estimate of your net proceeds. Before you commit to anything.

Are you ready to sell?

Buyers get pre-qualified. Sellers should too, in their own way. These are the questions we'll work through together in the first conversation. None of them needs to be settled before you call us.

Pricing conversation, free. We'll compare your home with recent sales nearby and tell you what it would realistically sell for, what it would take, and roughly what you'd net after costs.

  • Whose name is on the deed?Every owner of record normally has to sign. If an owner has died, the estate may need to be settled first.
  • What's owed on it?Mortgage balance, home equity lines, liens. Your lender can give you a payoff figure.
  • Are property taxes current?Any unpaid taxes are paid from the proceeds at closing.
  • What condition is it in?What to fix, what to leave, and what matters to buyers here.
  • What's your timeline?A date you need to move by, or no rush at all. Both are fine.

How selling works with us

Clear steps, with nothing hidden in the fine print.

  1. Price it right

Recent comparable sales, current competition and an estimate of your net proceeds.

  2. Agree the terms

A written listing agreement: price, marketing, length and our commission. The commission is negotiable.

  3. Prepare and list

Photos, the listing on the local MLS, and showings arranged around you.

  4. Offers

We'll walk you through every offer: price, terms, contingencies and what each one nets you.

  5. Close

A Georgia closing attorney handles the closing. We keep the inspection, appraisal and deadlines on track.

Inherited property

Inherited a house? Here are your options.

It's one of the most common situations we help with, and often one of the most stressful. There are three basic paths, and the right one depends on the property, the family and the finances.

Sell
Turns the property into cash that can be divided. Usually needs the estate settled or all heirs in agreement first.
Rent
Keeps the asset and produces income, but someone has to manage it, insure it and pay for repairs.
Hold
Sometimes the right call while the family decides. Taxes, insurance and upkeep still have to be paid.
